2005. The Year Of The Storm
Wow. Insuring mobile homes has changed tremendously since we first put together a little web site in 1999. There were 27 named storms in 2005, more than the previous record of 21 set in 1933. 13 of those were hurricanes. Katrina and Wilma caused severe damage, the pieces of which have yet to be put back together.
FEMA (The Federal Emergency Management Agency) said insurance claims from Katrina alone so far total some $23 billion. Reconstruction costs are estimated to be in the $200 billion area. Katrina will be the most expensive storm in history. Hurricane Wilma will cost insurance companies between $6 and $9 billion. Hurricane forecasts for 2006 look grim.
Insurance companies, who are in the business to make money, are doing what their stockholders demand. They're pulling out. Foremost Insurance Company, a large insurer of mobile homes, has already listed restrictions for the 2006 season. They list 17 parishes in Louisiana and 6 counties in Mississippi where they will not write any new mobile home policies this year. Companies that previously included flood insurance in their mobile home policies are trying desperately to get rid of that coverage and leave the flood insurance to FEMA's National Flood Insurance Program.
Our agency, located in the high desert Southwest, has received numerous calls from mobile home owners in Florida, South Carolina, and other coastal communities where insurance companies are becoming more and more strict on what they will and won't insure. Unfortunately, we have no magic pill for this problem that is destined to get even worse over the coming years.
WHAT YOU CAN DO:
Learn about the FAIR Plan available in your state. The Property Insurance Plans Service Office can tell you what is available in your area, but almost every state has a government-operated insurance program of last resort. Contact an Independent Insurance Agent in your area to see if that coverage is available for your situation.
Comply with requirements for coverage. We got a call from an individual in Florida who had built an addition onto her travel trailer. The travel trailer insurer wouldn't cover it because of the addition, and the state-run insurance program won't insure it because of the travel trailer attached to the house. All I can say is, If you live in an area that's difficult to insure, please don't make it even more difficult for yourself. Hurricanes are making it vital to play by the insurance companies' rules. Think about this before making changes to your existing mobile home.
Come to New Mexico. It may be hot, but we don't have tornados, earthquakes, or hurricanes. At least, not yet anyway. And mobile homes are easy to insure out here.
